What to do before we get there

For water, find the main shut-off and close it. It is usually in the basement near where the supply enters the house, often close to the meter. If you do not know where yours is, it is worth finding out on a calm afternoon rather than at two in the morning with water coming through a ceiling.

If water is anywhere near light fittings or outlets, switch that circuit off at the panel and leave it off. Move what you can out of the way and photograph the damage before you tidy, because your insurer will ask.

For no heat in winter, close off rooms you are not using, open the cupboards under sinks on outside walls so warmer air reaches the pipes, and leave a tap trickling. That buys hours and can be the difference between an inconvenience and a burst pipe.

What actually counts as an emergency

Water coming in and not stopping. No heat in winter. Locked out with no other way in. A broken window or door that leaves the property open. Anything where waiting until morning makes the damage or the risk materially worse.

What is not an emergency, and we will say so honestly on the phone, is most things that are simply annoying. A dripping tap or a dead light can usually wait for a normal booking and cost you less. We would rather tell you that than charge you an out-of-hours rate for it.

Who answers

A contractor who has done the work, at any hour. Not a message taker, not an answering service, and not a form that vanishes into an inbox until Monday.

That matters because the first thing an emergency needs is a decision: whether it can wait, what you should do in the next five minutes, and how soon somebody can be there. You get a straight answer on all three, including if the honest answer is that we cannot get there as fast as you need and you should call someone else.

How fast can you get here?

For burst pipes, flooding, no heat and lock-outs we aim to be on the road within the hour, day or night, weekends and holidays included. When you call we will tell you honestly how soon we can be there rather than giving you a window we cannot keep.

Do you actually answer at 3 am?

Yes. The line does not go to voicemail, and you speak to a contractor rather than a call centre. If it is a genuine emergency, phoning is much faster than the quote form.

Will an emergency call-out cost more?

Out-of-hours work carries a call-out rate, and you will be told what it is on the phone before anybody is dispatched. If the problem can safely wait for a normal booking we will tell you that instead, because it will cost you less.
