Day to day
- Tenant-reported repairs
- We field the calls directly
- Plumbing, electrical, drywall
- Appliance & fixture swaps
- Lock and key changes
- One invoice monthly
We field the tenant calls, handle the turnovers and the repairs, and send you one invoice a month.
The part landlords actually want rid of is not the cost of repairs. It is the phone call at nine on a Sunday night, the back and forth about when somebody can attend, and having to judge from a text message whether a dripping tap is urgent.
Give tenants our number and that stops. We take the call, work out what it actually is, book it, and report back to you. You hear about the outcome, not the logistics. For anything above an agreed figure we check with you first, so you keep control of spending without being involved in scheduling.
Work between tenancies runs to a hard deadline and there is no room to slip. The unit has to be presentable, hard-wearing and safe by a fixed date, because somebody is moving in.
That means finishes chosen to survive tenants rather than to photograph well, everything done in one visit rather than trickled across a fortnight, and a proper check on smoke and carbon monoxide alarms and on egress before the keys change hands. If you are not local we send photos when it is done.
A lot of rental property across York Region, Toronto and Durham is older housing that has been patched by whoever was cheapest at the time. That shows up as repeat call-outs for the same fault: the tap that keeps dripping because the seat is worn rather than the washer, the breaker that keeps tripping because of a circuit somebody extended badly.
We will tell you when you are paying repeatedly for a symptom, and what fixing the cause would cost instead. Sometimes the answer is to keep patching. Often it is not, and nobody has ever put the numbers side by side for you.
Yes, and it is how most of our landlord arrangements work. We take the call, diagnose it, and book it. You get told what it was and what it cost rather than being woken up about it. We check with you before exceeding whatever figure we agree at the start.
Yes. Tell us the move-out and move-in dates when you call and we will work back from them. Turnovers are planned as one visit rather than several, because a unit sitting empty waiting on a second trade is costing you rent.
Both. For managers with multiple properties we work on a single point of contact and one monthly invoice covering everything, which is usually the part that saves the most administration.
